Get my itemized estimateFlat roofs on GTA homes
Downtown Toronto's Victorian and Edwardian semis often have flat rear roofs. Postwar bungalows got flat-roofed additions. Modern homes and garages are flat by design. All of them need a membrane system rather than shingles, and all of them leak in the same places: the drains, the edges, the joint against a neighbour's wall, and around skylights. Those are the spots we check first.

The three systems we install
Eagle Roofing installs modified bitumen (torch-applied or self-adhered), TPO and EPDM. Modified bitumen is the workhorse on Toronto's flat-roofed houses and additions. TPO is a white, heat-welded single-ply that reflects summer heat. EPDM is a black rubber membrane with a long record in cold climates. Each suits different roofs, budgets and details. We go over which one fits your roof in the estimate, with the reasons, and price it as its own line.

What a flat roof costs
Flat roofs from Eagle Roofing start at about $5,000 for a small residential roof and run up from there with size and detail; large commercial roofs run into six and seven figures. For context, Green Building Canada's 2026 guide puts flat roof replacement in Ontario at about $5 to $17 per square foot. Old roofs with wet insulation or rotted boards underneath cost more, and the inspection finds that before the price is set, not after.

Drainage and ponding
Water that sits for days after rain wears out a membrane early. Slope, scuppers and drains are part of the job, not an extra. On September 2, 2026, parts of Toronto saw more than 100 mm of rain in a day. A flat roof that drains properly shrugs that off; one that ponds does not.

Snow on flat roofs
Snow drifts deepest against parapets and higher walls, sometimes three times the depth in the middle of the roof, according to RJC Engineers. North York's design snow load is about 25 pounds per square foot. Stay off a frozen membrane, and call if ceilings sag or crack after a big snowfall.

Im very happy with the roofing services I received. The team was professional, reliable and respectful throughout the entire process. Eagle Roofing has been looking after our roofs for over 20 years. They put their signature after their products, service and workmanship. They stand behind their guarantee. It’s easy for them, they don’t have to come back because they do the job right the first time. They did the roofs on all three of our homes over the years. I would recommend them 100%.
Excellent service on the roof. Highly recommended.
We’ve had an excellent experience with Eagle Roofing company. They did both my parents’ roof and our roof, and the quality of their work has been remarkable. Over the years, I’ve recommended them to many of my friends, and I’ve always felt confident doing so. Reliable, professional, and great workmanship. Highly recommended this family business who have left many customers happy throughout decades.
Had our roof done 15 years ago and it has held up beautifully. We’ve had no issues and the workmanship has stood the test of time. Very happy with the quality of the work and would definitely recommend this company.
⭐⭐⭐⭐⭐ I had my roof done by Eagle Roofing, and I couldn’t be happier with the experience. They helped make sure the roof was completed on time, which was extremely important because I was trying to prevent further water damage to my home. The team was very professional, reliable, and reasonably priced. What really stood out to me was their attention to detail. During the quotation process, they actually went up on the roof to inspect everything carefully and make sure nothing was missed. They also found water damage to the plywood and, rather than simply covering it up, they brought it to my attention and replaced the damaged sections properly. That gave me a lot of confidence that the job was being done the right way. I highly recommend Eagle Roofing to anyone looking for professional, honest, and quality roofing work. Great service from start to finish!
Eagle Roofing installed a new roof for me twice. The second time was due to me completing a full gut and an addition. Elias and his team were fast, efficient, on time, and on budget for both jobs. His team were impeccable with the work and clean up! I have recommended Eagle Roofing to all of my friends seeking repairs or a full replacement. I unreservedly recommend Eagle Roofing.
Eagle roofing did a great job on my house, very clean and professional company.
Outstanding Roof Re-Shingling Experience! I recently had my home's roof completely re-shingled, and I couldn't be happier with the results. From start to finish, the team was professional, punctual, and incredibly hardworking. They communicated clearly throughout the entire process, kept the property clean and organized, and completed the job efficiently without cutting any corners. The craftsmanship is honestly top-notch — the new shingles look fantastic and give my home a completely refreshed appearance. You can tell this crew takes real pride in their work, paying attention to every detail from the ridge lines down to the gutter edges. I've already had several neighbors stop by to ask who did the work, and I proudly tell them about the excellent experience I had. It feels great to point to my roof and know it was done right by a team that genuinely cares about quality. I'm not just satisfied — I'm proud to show off the work whenever I get the chance to talk about it. If you're considering a re-shingling project, I highly recommend this team. Reliable, skilled, and truly dedicated to doing the job the right way. Five stars all around!

I can’t say enough good things about eagle roofing. I was dealing with a roof problem that was very stressful, and they responded so quickly and immediately made me feel like I was in good hands. They were professional, kind, reliable, and worked hard to resolve the issue as fast as possible. What stood out most to me was how much they genuinely cared and how easy they were to communicate with throughout the entire process. I’m extremely grateful for the help they gave me and for making a difficult situation so much easier. Their service was truly exceptional from beginning to end. I would absolutely recommend them to anyone looking for a trustworthy, responsive, and professional roofing company.
Flat roofing questions
How much does a flat roof cost in Toronto?
Our flat roofs start at about $5,000 for a small residential roof and go up with size and detail. Wet insulation or rotted decking underneath adds to it. Your itemized estimate gives the number for your roof.
Which flat roof systems do you install?
Modified bitumen, TPO and EPDM. We recommend one for your roof in the estimate and say why.
How long does a flat roof last?
About 15 to 25 years, according to Green Building Canada. The membrane and the drainage decide where in that range yours lands.
Why is my flat roof ponding?
Low spots, blocked drains or sagging decking. Water that stands more than a couple of days after rain needs a look.
Do I need a permit for a flat roof in Toronto?
Not to replace the roofing material with no structural work, according to the City of Toronto. Green roofs need a permit.
Do I need a permit to add a skylight?
In Toronto, not on a house of three storeys or less if no more than one rafter or joist is removed. Otherwise, yes.
My skylight leaks. Is it the roof or the skylight?
Usually the flashing around it. We check both during the inspection.
Do you do flat roofing for homes as well as businesses?
Yes, both. Residential flat roofs, additions and garages, and commercial flat roofs.
Do you work on the flat part of a pitched roof?
Yes. Flat sections on pitched homes are common in the GTA and need their own membrane system.
How much snow is too much on a flat roof?
Watch the drifts against walls and parapets, which pile up far deeper than the middle. If ceilings sag or doors start sticking after a big snowfall, call.
