What a new roof costs in the GTA

A shingle roof replacement from Eagle Roofing usually runs from about $6,500 to $30,000 or more. Standing seam metal runs from about $10,000 to $50,000 or more, cedar from about $40,000 to $60,000 or more, and synthetic slate from about $50,000 on the large homes it suits. What moves a job up the range is a steep pitch, a large roof, deck replacement and the material you choose, plus how many layers come off and how much wood decking has to be replaced.

For context, Green Building Canada's 2026 guide puts an asphalt re-roof across Ontario at about $5 to $12 per square foot of roof. Your estimate from Eagle Roofing lists each line separately, so you can see where the money goes and compare materials side by side.

Repair or replace: how to tell

A roof that leaks in one spot after a storm is usually a repair. If the shingles are curling or shedding granules across the whole roof, or you have leaks in more than one place, a replacement is usually the better spend.

The Eagle Signature Inspection settles it. We go over the roof and take photos and videos, so you see what we see before you decide. One customer wrote that we "found water damage to the plywood" that a surface look would have missed.

What is under the shingles

Shingles are the part you see. The part that keeps a GTA roof dry is underneath. Along the eaves, Canada's model building code calls for a waterproof membrane running at least 900 mm up the roof, because ice dams push meltwater back under the shingles. Attic ventilation matters too: a poorly vented attic traps heat that melts snow and builds ice at the edge.

If we find rotten decking during the tear-off, we show it to you in photos and replace it rather than cover it.

Permits and paperwork in Toronto

In the City of Toronto, replacing roofing material with no structural work needs no building permit. Structural changes, solar panels and green roofs do. York Region towns set their own rules, so check with your municipality's building department before structural work.

Keep the invoice and the product warranty together. You will want both for insurance and when you sell the house.

Built for a GTA winter

Snow and ice are the test. The design snow load in North York is about 25 pounds per square foot, a third more than downtown Toronto, according to RJC Engineers. On February 13, 2025, 20 cm fell on North York in a single day. A roof installed here needs the eave membrane, sealed starter rows and a cold, well-vented attic to get through that without ice dams.

One customer told us their roof was "done 15 years ago and it has held up beautifully." Another has had us "looking after our roofs for over 20 years."

Is this the right call for your roof?

Call us for this when

  • The roof is worn across the whole surface, not in one spot
  • Leaks keep coming back in different places
  • You want a different material: metal, slate or cedar

Pick something else when

  • One leak or a few missing shingles: start with roof repair
  • It is a flat roof: see flat roofing

Afterwards: keeping it in shape

  1. Keep the paperwork

The estimate, the invoice and the product warranty, in one folder for when you sell or need service.

  2. Clean the eavestroughs in the fall

Leaves and granules block them, and water backs up under the roof edge.

  3. Look after big storms

A quick look from the ground for missing shingles or lifted flashing catches problems while they are small.

Had our roof done 15 years ago and it has held up beautifully. We’ve had no issues and the workmanship has stood the test of time. Very happy with the quality of the work and would definitely recommend this company.

Eduart Duzha

⭐⭐⭐⭐⭐ I had my roof done by Eagle Roofing, and I couldn’t be happier with the experience. They helped make sure the roof was completed on time, which was extremely important because I was trying to prevent further water damage to my home. The team was very professional, reliable, and reasonably priced. What really stood out to me was their attention to detail. During the quotation process, they actually went up on the roof to inspect everything carefully and make sure nothing was missed. They also found water damage to the plywood and, rather than simply covering it up, they brought it to my attention and replaced the damaged sections properly. That gave me a lot of confidence that the job was being done the right way. I highly recommend Eagle Roofing to anyone looking for professional, honest, and quality roofing work. Great service from start to finish!

Mark Wilk

Eagle Roofing installed a new roof for me twice. The second time was due to me completing a full gut and an addition. Elias and his team were fast, efficient, on time, and on budget for both jobs. His team were impeccable with the work and clean up! I have recommended Eagle Roofing to all of my friends seeking repairs or a full replacement. I unreservedly recommend Eagle Roofing.

Outstanding Roof Re-Shingling Experience! I recently had my home's roof completely re-shingled, and I couldn't be happier with the results. From start to finish, the team was professional, punctual, and incredibly hardworking. They communicated clearly throughout the entire process, kept the property clean and organized, and completed the job efficiently without cutting any corners. The craftsmanship is honestly top-notch — the new shingles look fantastic and give my home a completely refreshed appearance. You can tell this crew takes real pride in their work, paying attention to every detail from the ridge lines down to the gutter edges. I've already had several neighbors stop by to ask who did the work, and I proudly tell them about the excellent experience I had. It feels great to point to my roof and know it was done right by a team that genuinely cares about quality. I'm not just satisfied — I'm proud to show off the work whenever I get the chance to talk about it. If you're considering a re-shingling project, I highly recommend this team. Reliable, skilled, and truly dedicated to doing the job the right way. Five stars all around!

FAQ

Roof replacement questions

How much does a new roof cost in Toronto?

Our shingle roof replacements usually run from about $6,500 to $30,000 or more, metal from about $10,000 to $50,000 or more, cedar from about $40,000 to $60,000 or more, and synthetic slate from about $50,000. Steep pitch, roof size, deck replacement and the material move the number. You get an itemized price for your own roof after the free inspection.

Do I need a permit to replace my roof in Toronto?

Not if you are replacing the roofing material and no structural work is needed, according to the City of Toronto. Structural changes, solar panels and green roofs need a permit.

Do I need a permit in Richmond Hill, Thornhill, King City or Kleinburg?

Each York Region municipality sets its own rules. Call your town's building department before any structural work. For a straight re-roof, ask when you book and we will tell you what applies to your house.

How long does a roof last in Ontario?

About 15 to 30 years for asphalt shingles (Green Building Canada), 40 years or more for steel (Canadian Sheet Steel Building Institute), and 30 to 40 years for cedar (Cedar Shake & Shingle Bureau). Ventilation, exposure and the quality of the install move those numbers a lot.

Can you put new shingles over the old ones?

We recommend a tear-off. Most manufacturers advise against shingling over laminated shingles (Asphalt Roofing Manufacturers Association), and a tear-off is the only way to check the decking underneath.

Is a new roof covered by insurance?

Only when a sudden event like hail or wind caused the damage. Wear and tear is not covered, according to the Insurance Bureau of Canada. Our storm damage page explains how a claim works.

Should I repair my roof or replace it?

A few missing shingles or a failed flashing can usually be repaired. If the inspection finds wear across the whole roof, we will tell you a replacement is the better spend, and show you the photos that say why.

Will you replace rotten wood under the shingles?

Yes. If we find damaged decking, we show you photos and replace it properly. It is listed as its own line in the estimate.

What warranty comes with a new roof?

Every roof we install comes with our 15-year workmanship warranty, on top of the limited lifetime manufacturer warranties on CertainTeed and BP Canada shingles. We go over both in the estimate, in writing.

How can I pay?

E-transfer, Cheque, Credit card. The estimate sets out the payment schedule before any work starts.

Are you insured?

Eagle Roofing is WSIB covered and carries up to $5M in liability insurance.

Do you clean up after a roof replacement?

Yes. Cleanup is part of how our crews work, and the job ends with a full walkthrough with you.
